STAN WILSON.
I am an Engineer working on Electro Mechanical Devices; born in Scotland in 1951; educated to City and Guilds London Institute Electrical Engineering. I am a keen swimmer and use the pool most days of the week.
Experienced in dealing with people from many countries, USA, UK, Ireland, Germany, Switzerland, Austria, Hungary, Czech Republic, France, Italy, Denmark, Finland, The Netherlands, Belgium, Spain, Sweden, Norway, Finland, Malta, Singapore, Thailand, Malaysia. This experience in design and sales should help me to communicate; with understanding; the differing outlooks of residents of Miami Green which is a truly International Resort.
The vision I have for Miami Green is of an Immaculate Resort which is and example to the World; of what can be achieved by a Talented Community ; within a Condominium exuding a uniquely Malaysian Style.
My main wish for improvement within Miami Green has been working with the MGRCOA and Pro Tem; to locate examples of unsightly defects; which should be put right. I compiled a number of photographs where defects are evident and recorded their exact location for action by the Managing Agent. Both organizations assisted me in this work; which will be ongoing as the Resort ages; there should be aesthetic appeal everywhere we look in Miami Green; as far as is practical; without wasting money.
STAN ON ENERGY CONSERVATION...
Approximate calculations have shown me savings from lighting control; using PIR switches in landings; that RM 54,000.00 can be saved after year one. Such monies being used as the Community may require; but may be enough to upgrade ALL common landings to a beautiful specification; adding to the property values; without spending any maintenance budget!
Solar Power can also be considered but would require a higher level of investment and be a more complex solution.
STAN’S MIAMI GREEN MISSION STATEMENT...
The JMB/Management Committee should be working to preserve, and improve the financial value of Miami Green Apartments while promoting a healthy community spirit.
Key Points:
To achieve the aspirations laid out in the ‘Mission Statement’ the JMB/Management Committee must:
- Ensure the appointment of a qualified Manager, registered with the Board of Real Estate Agents and Valuers to manage the Condominium.
- Ensure that a competent and qualified Solicitor is appointed to advise the JMB/Management Committee on legal issues pertaining to the Management of Miami Green.
- Maintain suitable Buildings and Liability Insurances.
- Work with the Condominium Manager to ensure that any issues raised are addressed in a professional manner.
- Uphold any and all rights of the Miami Green owners and residents existing under Malaysian legislation.
- Consider, in conjunction with the appointed Solicitor, what, if any, legal action should be taken with respect to the Developer’s previous conduct.
- Maintain a budget surplus in the Sinking Fund and Service Charge Accounts sufficient to meet the expenditure on predicted maintenance costs.
- Ensure that detailed records of issues debated and motions proposed, seconded and voted upon by the JMB or MC are taken and are made available to owners not on the JMB or MC.
- Ensure that the records are properly stored and maintained for future reference.
- Consider the use of the Community Rooms and availability to the community, to act to ensure their appropriate use by the members of the community.
- Maintain good relations between all Owners, Residents and Visitors.
- Ensure that a written set of house rules is maintained and observed by all owners, Residents and Visitors and that a disputes procedure exists.
- Ensure that there is no possible conflict of interest, financial or familial, in the appointment of any service provider.
